Renters' Rights Act 2026

The Renters' Rights Act introduces sweeping changes to how tenancies are created, managed and ended. For private landlords, the day-to-day reality of letting is becoming more complex, more regulated and less forgiving of mistakes.

Section 21 abolished

No-fault evictions are gone. Ending a tenancy now requires specific statutory grounds, proper notice and, in many cases, formal court process.

Periodic tenancies by default

Fixed-term ASTs are being replaced with rolling periodic tenancies, giving tenants greater flexibility and landlords less predictability over occupancy.

Higher compliance burden

A new landlord ombudsman, a national property portal, stricter standards and tighter rules around rent increases mean more admin and more risk of penalties.
